What services does Pear Properties provide for homeowners?
We offer end-to-end short-term rental management, including:

How does your pricing and commission structure work?
Our commission is performance-based—we only succeed when you do. Our most popular hosting package starts at 15%, which includes full-service management. For owners with multiple properties, our rates can be as low as 10%. We believe in transparent pricing with no hidden fees, and we’re happy to provide a customized quote based on your property and revenue goals.
What types of properties do you accept into your portfolio?
We specialize in fully furnished homes that are safe, clean, and located in high-demand areas. Preferred locations include Edmonton, Sherwood Park, Beaumont, St. Albert, Spruce Grove, and Leduc. We look for properties with curb appeal, functional layouts, guest favoured amenities and quality furnishings.
Can I still use my property when I want to?
Absolutely! You retain full ownership and control. Just let us know your preferred dates in advance, and we’ll block them off in the booking calendar.
How are guests screened before they stay in my home?
We use platform-integrated screening tools and verify guest ID and history via trusted booking platforms like Airbnb and VRBO. Additionally, our guest communication team is trained to identify red flags during the inquiry process.
How are damages handled if something goes wrong?
We document all stays with pre- and post-visit inspections and photos. In the rare event of damage, we manage the claims process through Airbnb’s AirCover, VRBO’s insurance, or our own security deposits and resolution procedures.
Who handles cleaning and maintenance?
Our local team of trusted cleaners and maintenance professionals keep your property in top shape. We also schedule monthly quality control checks and bi-annual full property audits to ensure everything is up to our high standards.
How much can I earn with short-term rental hosting?
Earnings vary by property, location, and seasonality. However, our dynamic pricing tools and occupancy strategies are designed to maximize revenue while maintaining guest satisfaction and property care. FAQ’s for Insurance / Corporate Stays (Mid-term Rentals)

What’s included in the monthly rate?
Our furnished rentals include all utilities, unlimited high-speed internet, basic cable (including Sportsnet), and yard maintenance year-round. Just bring your suitcase—we’ve got the rest covered.
Is cleaning included?
Yes! We provide a complimentary cleaning and restocking service once every 30 days. Additional cleanings can be added upon request for an additional fee.
Do you offer discounted rates for longer stays?
Absolutely. We offer weekly and monthly discounts, and for stays longer than 4 months, we can provide custom pricing with flexible extension privileges.
Can I cancel my stay early?
Yes—long-term stays can be cancelled with a minimum of 30 days’ written notice, offering peace of mind for changing circumstances.
Are your properties pet-friendly?
Many of our properties are pet-friendly. Please let us know the type, size, and breed of your pet, and we’ll do our best to match you with a suitable home. Additional fees or deposits may apply.
Can I view the property before booking?
For stays longer than 30 nights, in-person viewings may be arranged, subject to availability. However, our online photos and descriptions are meticulously updated and reviewed to ensure full accuracy, allowing you to book with confidence even if a tour is not possible.
What types of guests do you accommodate?
We regularly host corporate travelers, insurance displacement clients, relocations, and families in transition. Our homes are designed to offer comfort, privacy, and all the conveniences of a longer-term stay.
What payment methods do you accept?
We accept credit card, e-transfer, and EFT (electronic funds transfer). For added flexibility, monthly payment schedules can be arranged—so you don’t have to pay the full amount upfront.
What if my stay is being covered by an insurance provider or employer?
No problem—our team regularly works with insurance adjusters, relocation specialists, and corporate booking agents. We can coordinate billing, documentation, and reporting directly with your provider for a smooth, stress-free process.
How are maintenance or service issues handled during a longer stay?
We offer 24/7 guest support for all service requests. Our local team ensures fast response times and will schedule professional service if anything in the home needs attention.
